Everything about your story had good points, except for the cold-bloodedly selfish way the landlady treats Jacob the new tenant.
It's for funsies for both parties, I guess, but my pet peeve is sex creates an emotional as well as physical response. She uses the guy like a dildo for her pleasure then leaves when she's done with him. It transforms their relationship and she doesn't give a tinker's fart about that.
I object to lovers being used as objects, really. It doesn't always have to be true love when folks decide to fuck, but a little mutual consideration goes a long way to make it better for both.
Your story's well-written, I just object to the utilitarian tone on the piece.
