I think Brittney needs to seduce her father George into taking the deal to gain a large cock like his youngest son. I also think Brad needs more character development. There has to be a reason why he is such an asshole all of the time. I sense a redemption arc for him could be had with the divorce from his wife being the first step and his mom and sister seducing him to join the rest of the family in taking the pact being the final step after he apologizes to everyone for being a dick all the time.

I'm looking forward to chapter 24.

Funny, but I once owned a house that had a basement that was like the room you write about at the end of this chapter. There were PVC pipes all over that part of the house. You wrote that and it took me about 5 minutes to stop laughing. Scary how life is sometimes. That place always kinda bugged me. Glad I sold it. LOL. But never saw a gorgeous pregnant redheaded ghost there. Bummer. I would have kept the place.
