OMG! If I wore mascara, I'd be a mess right now, Jess burst into tears and so did I. That HOT ending wasn't bad either. You're probably helping the Albolene company stay in business. I do so love these two guys and you dear author for creating them. This chapter took me back so many years to when I lived in an apartment in College Park Md. which was like the one you described. Phoebe sounds exactly like the lady who managed that building. I'd go by and see her peddling away on her exercise bike with a cigarette dangling from her mouth. Just too funny.
